Scottsdale AZ Luxury Golf Community Home Sales for 2011

Here is a real estate overview for 2011 for the top luxury Scottsdale AZ Golf Communities and Scottsdale Golf Homes for Sale. In addition to the Scottsdale golf communities, I have also included a few others in neighboring Carefree and Cave Creek, Arizona.

A large number of these golf communities are found in North Scottsdale. They include Desert Mountain, DC Ranch, Silverleaf, Whisper Rock and Estancia. You can also find excellent golf communities just outside of Scottsdale in the adjacent towns. For instance, there is the The Boulders in Carefree and Rancho Manana in Cave Creek to name a few.

This first chart looks at 2011 sales activity for Scottsdale area luxury golf homes. Each community's sales statistics are noted, including average sales price and average cost per square foot for these sold homes.

You can also review the column titled "Sales Price to List Price." Here you can measure how large the average discount off of asking price was on a community by community basis. On average, homes in Rancho Manana sold the closest to asking price at 97.2%, or just under 3% off list price. Right behind Rancho Manana was Dove Valley Ranch at 97.1% of list price. The community with the largest average discount off of asking price was Silverleaf at 86%, or 14% off of list price. While this is a large discount, we saw communities where there were 25% average discounts in 2010.

The variance seen in the discounts is not surprising as you often see more price flexibility at the luxury end of the market. Additionally, when the number of home sales is lower, any homes that sold with a large discount have a heavier weight in the calculation.

This second chart outlines the current inventory on the market for each of the Scottsdale area luxury golf communities. It is a snapshot of the number of homes for sale as of February 20, 2012 and the average asking price. You will also see detail on the lowest and highest priced homes on the market illustrating the range in home prices within the community.

The most expensive golf home on the market is at Silverleaf at DC Ranch for $24,500,000. The next most expensive home is in Desert Mountain at just under $11 million dollars.

The least expensive home is found in the Cave Creek community of Tatum Ranch. It is listed for $154,900.
