Optima Camelview Scottsdale - 2008 Sales Performance
The Optima Camelview community in Scottsdale Arizona is a wonderful development in the heart of Downtown Scottsdale. (Please see my previous post talking about the community.)
Here is an overview of the resale activity for Optima Camelview in 2008:

Sales prices in Optima Camelview ranged from $285,000 for a 1 bedroom, 1 bathroom, 780 square foot unit on the 3rd floor to $2,000,000 for a 3 bedroom , 2.5 bathroom, 2,907 square foot penthouse.
As you can see, the bulk of the sales (24 of 42) occurred in the 2 bedroom category. Also, the less expensive, smaller units were quicker to close.
One item to note is the sales price to list price ratio. This ratio considers what people actually paid for the unit versus what the asking price was. Overall, the ratio for Optima Camelview was 94.9% which is strong in this market. The range based on number of bedrooms went from 92% for 3 bedroom units up to 97.6% on one bedroom units.
